A4 remains the default for UK property brochures. Here is how size, orientation and file weight affect print and email.
What size is a property brochure?
Most UK estate agent brochures and sales particulars are A4 portrait PDFs. Some luxury or developer pieces use a larger sheet or a landscape spread, but A4 remains the format that prints in a branch and opens reliably on a phone.
- A4 portrait is the default for particulars.
- Landscape can work for wide CGI or floor plates, not for most houses.
- Keep the file small enough to email.
Size is a practical choice. The brochure has to print on the paper in the branch and remain readable on a phone.

When to consider something else
Landscape can help a wide commercial floor plate or a site CGI. A square social crop is not a brochure. Do not design the PDF as an Instagram post.
File weight
Use listing-quality photography, not unedited camera originals, if the PDF will be emailed. A file that never arrives is worse than slightly softer print.
Page count
Let the photography decide. Four excellent rooms beat twelve average ones. The inclusion guide lists what must appear regardless of length.

Yes, if it is A4. Test one copy. Photographs that look fine on screen can print dark.
How many pages should it be?
