How to Create a Property Brochure

Creating a property brochure is a listing task, not a design project. If you treat it as layout first, you will spend an afternoon choosing fonts and still have a weak description.

1. Collect the facts you can stand behind

Write down the address, price or guide price, bedrooms, bathrooms, tenure, council tax band and EPC rating. If you do not know a field, leave it blank. Particulars travel into conveyancing.

2. Choose a cover photograph

The cover is the one frame that has to work at thumbnail size in an email. An honest exterior or the strongest room is better than a collage. Do not put the floor plan on the cover.

3. Sequence the rest of the photography

Order images as a visitor would walk: arrival, living spaces, kitchen, bedrooms, bathrooms, garden. Drop near-duplicates. A brochure is not a contact sheet.

4. Write a short description

Open with what the property is and where it is. Then one paragraph on the principal rooms and one on location. Save the portal’s leftover adjectives. See how to write a property description.

5. Add the floor plan

Give the plan its own page so it remains readable when printed. Room names on the plan should match the description.

6. Choose a template

Contemporary suits most houses. Luxury needs stronger photography. Commercial is for offices and industrial stock. Then add your logo and a phone number a person will answer.

7. Review and download

Read the PDF as if you were the buyer. Check the price. Check the tenure. Then download and name the file after the address.
