How do I create a commercial property brochure?

Lead with the facts occupiers check

Put net or gross internal area, the floor, parking ratio, rent, rates, service charge and lease length where they can be read in five seconds. A full-bleed lifestyle cover can wait until the photography actually supports it. Many industrial and secondary office instructions look more honest with a quiet cover and a sharp fact panel.

Investment stock needs a different emphasis: tenancy schedule, WAULT, passing rent and the covenant story. You can carry those in the description and a features list. Do not hide a short unexpired term behind a photograph of the atrium.

Photography that still earns its place

Commercial photography is often rushed. Show the floor plate, the reception, the typical floor, the loading or the shopfront. Avoid six near-identical shots of empty desks. If the space is being refurbished, say so and date the CGI.

Agency identity

A 4,000 sq ft industrial unit does not need Editorial. Use Commercial or Minimal. Save Luxury for the rare headquarters or prime retail pitch where the photography is genuinely strong. The goal is a file a surveyor will forward, not a awards entry.
