How do property developers create brochures?
Developers create brochures for individual plots, house types and whole schemes by combining CGI or photography, specification, site information and a plan. Plot, type and scheme
Do not mix these three documents. A scheme brochure sells the place: aerial or CGI of the whole site, amenities, the journey to the station, the mix of tenures if you are allowed to state it. A house-type brochure sells the plan: kitchens, bedrooms, the specification list. A plot brochure adds the specific number, parking space and outlook.

CGI, photography and the show home
Label CGI as CGI. Buyers and trading standards both care. Once the show home is dressed, replace computer images with photographs for that house type. Do not leave a twilight CGI on the cover of a plot that is already built and muddy.
Floor plans should match the type the buyer is reserving. If you have several handed versions, say so. A brochure that shows the wrong handed kitchen is worse than no plan.
Specification without a novel
List the things that change a reservation: kitchens, flooring, heating, EV charging, warranties. Put options and upgrades in a short appendix or a separate sheet so the core brochure stays readable. Sales staff should be able to talk from the PDF without turning it into a speech.
Launch week
The week a scheme goes live, nobody has time for InDesign. Prepare the scheme brochure first. Clone it for the first three house types. Update prices when the release list changes.
