A holiday let brochure has two jobs: to win the booking and to explain the stay. You can do both in one PDF if you keep the marketing pages and the practical pages distinct.

Marketing pages
Lead with the view or the living space that sells the week. State sleeping capacity clearly — “sleeps six” belongs near the price, not in a footnote. Mention the things that change a booking: parking, a fenced garden, a wood burner, proximity to a beach or a station.
Do not write like a hotel brand if you are a single cottage. Specific beats adjective. “Fifteen minutes’ walk to the harbour” is more useful than “stunning coastal living”.
Information pages
Once someone has booked, they need arrivals, Wi-Fi, bins, the boiler and the nearest shop. You can keep that in the same brochure as a second half, or produce a shorter guest PDF from the same photographs. Either way, do not hide the parking instructions behind lifestyle copy.
If you use HIOZ or another guest-guide product for video walkthroughs, the PDF can still carry the essentials for guests who will not watch a video on arrival day. The two formats do not replace each other.
Photography
Holiday-let photography should show beds made and kitchens empty of your own clutter. Include the outdoor space in daylight. If the property is on a slope or a narrow lane, one honest access shot saves a one-star review.
Templates
Editorial and Contemporary suit most cottages and apartments. Luxury is for houses that really are luxury, not for a standard three-bed with new cushions. Keep the owner or agency contact on the last page.
