What should a property brochure include?
A property brochure should include a cover photograph, the address and price, key facts such as bedrooms, bathrooms and tenure, a written description, a sequence of interior and exterior photos, a floor plan if available, a short location note and the agent or seller contact details.
- Facts belong where they can be scanned, usually near the cover.
- Photography should walk the reader through the house.
- A floor plan is one of the most useful pages on UK particulars.
- Contact details should be easy to act on.
A brochure that tries to include everything becomes a portal printout. The useful document is shorter and more ordered.
The core
- Cover — one photograph, the address, sometimes the price
- Key facts — beds, baths, receptions, tenure, parking, garden, EPC
- Description — what the property is, not a list of adjectives
- Gallery — exteriors, principal rooms, outdoor space
- Floor plan — on its own page
- Location — a short, checkable note
- Contact — name, phone, email, logo
Useful extras
Council tax band, lease length, service charge, heating type, listed status, and whether the kitchen is open-plan. These answers come up on viewings. Put them in a features list rather than burying them in prose.
What to leave out
Stock lifestyle photographs that are not the house. Maps so small they cannot be read. A second disclaimer page before the first room. QR codes that go to a dead microsite. Claims about schools you have not verified.
